Dear Real Estate Agent:
Thank you for your interest in the Texas CaresSM program, a gift fund program in which 100% of the contributions to the charitable organization go to homeownership and other charitable activities, exclusive of the cost to process or promote the gift fund program. Charitable contributions from the Texas Cares program benefit the Texas Association of REALTORS® Housing Opportunity Foundation (TARHOF), a 501 (c)(3) charitable affiliate of Texas Association of REALTORS®.
Using the Texas Cares program is easy. Include the Texas Cares Program Addendum supplied by the Texas Association of REALTORS® with your Purchase and Sale Agreement.
The seller will be provided with a Texas Cares Program Transaction Summary/Seller Participation Acknowledgement and Disclosure Form for the seller's final review and approval at closing. This form provides a brief summary of the transaction and confirms seller's agreement to pay the required contribution and processing fee. The form states that payment of the contribution and processing fee is not required if the buyer does not purchase the subject property. Finally, by executing this form, the seller agrees to instruct the closing office to retain and forward the contribution to AmeriDream, Inc. upon the successful completion of the closing.
If your client has already committed to using another down payment assistance gift fund program, changing to the Texas Cares program is easy. Simply print out the Texas Cares Program Change of Program Form (be sure to select resale or new construction) and forward it to the lender.
